September 26, 2010 — It was a somber day in Atlanta and not because of the rain, a church was in mourning and their Pastor was being accused of sexual abuse, unthinkable in Black churches or some would like to believe. As I drove up the enormous parking lot of New Birth I noticed the streets lined with media tents. Upon entering the doors of New Birth Missionary Baptist Church I noticed what looked to be about 10, 000 parishioners and media.

The congregation was uplifting the name of Jesus. The spirits were high; the choir was singing and praising the Lord. I was ushered to the second floor to be seated considering the downstairs was already filled. The music was wonderful, the choir was singing their hearts out and people were dancing all over the place.

The speaker began to take up a collection for an organization out of Africa to help families with Aids/HIV. That was a touching part of the service. Bernice King said a few words just before the Pastor came in.  As the choir sang, Bishop Eddie Long entered the pulpit. The congregation went wild. They were yelling, screaming and praising the Lord as he made it up to the mic.

Bishop Long thanked  the congregation and visitors as if he was making it known that he knew it was people at the service that only came to see and hear what he had to say. As he was talking people were yelling..”I love you Bishop, we are not leaving you, we believe you”. Another member stood up and shouted, ” Forget all that we want to know the truth”. The security rush to where it was coming from and escorted the guy out. One lady yelled he better be quiet before we beat him down in this camp. The Bishop asked his members to settle down and to remain focused. The Bishop thanked his beautiful wife and family, this was a powerful but slow message in a time like this.

The Bishop never denied the allegations. “I am not going to try this case in the media, it will be tried in the court of justice and decided in the court of justice.  Please hear this: I’ve been accused. I’m under attack. I want you to know as I said earlier I am not a perfect man. … But this thing I’m going to fight. I feel like David against Goliath, but I’ve got five rocks and I haven’t thrown one yet”, Bishop said.

The Bishop grabbed his wife by the hand and left the stage. Bishop Long showed confidence in his speech and his reference to the people that were just visiting for the sake of the allegations had a couple people chuckling in the audience. He also harped on visitors for being nosey. The ushers even appeared a tad bit uptight, I guess due to the situation being what it was it, this was to be excepted. Having to be the watchful eye and all.

September 25, 2010 — This is beginning to look a lot like Christmas, oops I mean like the “Tiger Woods” situation minus the women.

Confidential sources have shared that there may be upwards to 30 young men that may be stepping on up, or should we say moving on up.

A fourth victim has filed charges against Long alleging that he was abused while in the midst of counseling him.

Long, who is the pastor of one of the largest mega churches in the nation, has been preaching against homosexuality for years and most recently spoke out against of gay marriage. His motto, keep it in the closet where it belongs.

Bishop Eddie Long will be speaking directly to his congregation on Sunday. Some speculate that he will announce his decision to take a reprieve from his duties.

What level of support should you expect from EOTM?

That’s difficult to answer since each client’s needs and program goals are different. However, there are some basic levels of support you should expect from EOTM, regardless of your situation or goal.

First of all, you should expect objective counsel and recommendations, not “yes” persons. When you’re wrong, we strongly disagree with you and when you’re right, we agree just as strongly.

Next, you should have counsel that is continually prodding you into action, not vice versa. Nothing is worse than continually having to go to the agency to ask whether or not you should be doing something in this or that area. Your public relations counsel at EOTM will be continually searching for opportunities for you to promote your image and industry position.

At EOTM, you will be provided with a public relations program that includes objectives and accountable benchmarks. Writing and placing an agreed upon number of major industry trend, technical, technology or op-ed articles, carrying out a similar schedule of one-on-one editorial or market research interviews during the month, producing a marketplace newsletter on a monthly or bimonthly basis and similar programs are means to achieving your objectives. Objectives are detailed and measurable goals. What does a good public relations program include ?

A good public relations plan includes a broad range of efforts and activities which must work in conjunction with your advertising and marketing/sales support programs. All of these tools have to work together to achieve a common corporate and marketing goal. They all have to be working in the same direction and with the proper mixture and timing. If they don’t, time, money and effort are wasted.

Too often public relations activities are thought of in terms of news releases and product announcements. Both of these activities are important to the company’s programs but are relatively minor in terms of the overall efforts and plans.

Public relations and publicity go far beyond the simple news release. If public relations activities are carried out efficiently and effectively for the company there can be some dramatic results.

How much editorial exposure should a new product receive?

That depends on the merits of the product and the amount of time alloted the agency. There are essentially two classes of products that should be considered here. The first is a major new product which your organization has spent considerable time, money and effort in developing. The second category is products less significant to the marketplace and your firm.

Given sufficient time, we like to gain maximum and extended press coverage for a major new product. This includes:

  • Major new product article ( including cover treatment if possible) with one publication on an exclusive basis
  • Major technical article on the product and the company’s innovations written by the agency and bylined by a senior engineer in an industry-specific publication
  • Featurette coverage with 2-3 industry publications immediately after the cover feature appears
  • Series of management and technical interviews with key local editors immediately prior to feature and featurette coverage in business, financial, trade and user press arenas
  • Product/service release and backgrounder written and distributed by the agency to all pertinent media with appropriate quality photography
  • Industry trend articles written by the agency and bylined by senior management
  • User case study articles, researched, written and placed by the agency

 This kind of publicity can give a new product six to nine months worth of solid press coverage.

For a secondary new product, which will neither warrant nor receive major new product or technology coverage, we recommend starting at the featurette level. This squeezes as much quality editorial coverage as possible out of the new product.

How involved should the company be in the new product and other public relations activities?

This is about a 50/50 proposition.

You have to provide all of the input, including documentation and any applicable interviews, etc. With that information and insight, EOTM can write quality articles that properly project your company, the products, the programs, the technology and your perception of industry trends. Our goal is to ensure your key message comes across.

 What kind of editorial activity should an agency carry out for movie premieres or stage plays?

In many instances, a theatrical play or movie premiere is the deadline management needs to get a product out of development and into production.

This process starts with a comprehensive and attractive press kit that includes:

  • Stock and user photos
  • Summary news releases
  • Production/technology backgrounders
  • Location backgrounders
  • Company backgrounder

 

After the written materials are produced, we generally focus on setting up a series of interviews.

 What kind of guarantees should a client expect from EOTM on article placements, releases or interviews?

If you believe any agency that guarantees the placement of articles, releases or interviews, then you will be in for a major let down.

You don’t get a guarantee from your lawyer that he’s going to win a case, from a salesperson that they are going to double your sales or from an engineer that he or she is going to develop the next quantum leap forward in technology.

A reputable agency though will only plan and carry out those activities they are highly confident they can achieve. That means they won’t recommend the development of an article they don’t feel they can place or an activity they don’t feel will have a positive impact on your sales and profits.

EOTM will only recommend those things that will achieve mutually agreed upon objectives. We do not practice at our client’s expense; part of our satisfaction is seeing positive results for our client.

How much should a sound public relations program cost a company?

First of all, sound public relations efforts don’t cost a company, they are an investment in the firm’s market position and image and this will translate into increased sales. We’ve seen one too many organization invest $500,000 to develop a product that they think will sell itself.

The investment in a sound public relations program varies; EOTM uses two different compensation schedules. They include:

  • A base counseling fee with all activities/projects billed at an hourly or project fee rate plus out-of-pocket expenses billed at cost
  • Flat fee for all agency time and activities plus out-of-pocket expenses billed at cost

 Over the years, we have evolved to the flat fee approach since it doesn’t produce any financial surprises to management or their accounting when special opportunities arise that we want to take advantage of for the client. And since we only work with companies we can be partners with we don’t mark-up outside purchases. Our goal is to consistently do the best job at the lowest possible cost, free of any consideration of additional compensation from agency mark-up.

Certainly, the fee is based on time and activity. But it also means we focus on results, not how long the meter has been running. A program will generally include:

  • Research and writing any number of news releases a month
  • All special issue/special report activities including interviews and articles
  • Development and placement of one or more major articles a month (technical, technology, industry trend, end user case study)
  • Setting up, coordinating and following up on local editorial meetings throughout the month
  • Complete support at major trade shows, theatrical events, seminars, etc
  • Unlimited counsel
  • At least one annual editorial tour
  • External newsletter/magazine research, writing and production coordination
  • And similar activities/efforts

The U.S. Housing Market’s False Dawn

Is the U.S. housing market truly at a turning point, as real estate investors seem to increasingly believe? Or is this actually a false dawn, meaning that there are problems ahead for those who turned bullish too soon?

New home sales jumped almost 10% in July, while the Case-Shiller home price index rose for the second successive month. Yet luxury home builder Toll Brothers lost $493 million in the quarter ending July 31, considerably worse than analysts had expected.

Housing stocks are certainly acting as if a recovery must be on the way. Pulte Homes Inc. has more than doubled from its low. Toll Brothers Inc. is up around 70% from its bottom. D.R. Horton Enterprises is up almost four times from its bottom. Lennar Corp. is up about 4.5 times from its low. Finally, Hovnanian Enterprises Inc. is up almost tenfold from its low after a flirtation with bankruptcy. Yet all of these companies are still racking up quarterly losses, according to their most recent earnings reports.

In terms of house prices, it would seem unlikely that a bear market bottom has been reached. Yes, the average house price is now back down around its long-term average of about 3.2 times average earnings, or only a little above it. But history suggests that markets don’t bottom at their average valuation: In fact, after such a huge excess to the upside, they overshoot on the downside.

The Case-Shiller 20-cities index is still 42% above its January 2000 level, having outpaced inflation during the last 9.5 years. Yet January 2000 was not the bottom of a housing depression — far from it, in fact. That was actually close to the top of the dot-com bubble, when valuations of all assets were at all-time highs. So an average price over the whole country that — even now — remains 42% above the average price recorded at the very top of a huge economic boom does not seem like a market bottom to me.

You also have to remember that the U.S. federal government is hugely subsidizing the market. Interest rates are artificially low, and the U.S. Federal Reserve has bought more than $1 trillion worth of housing debt. Fannie Mae and Freddie Mac have been rescued by the government, and provided with more than $100 billion of taxpayer capital. And Ginnie Mae (the Government National Mortgage Association), directly a government agency, has provided almost $1 trillion of mortgages that require a 3% down payment.

And that’s not all…

The government is spending additional billions helping homeowners avoid foreclosure. First-time buyers are given a tax credit of $8,000 towards the down payment on their house — this credit currently runs out on December 1. So the current overall market bottom is propped up artificially. Even if the proposed tax-credit extension is approved, at some point, those props will be removed.

In individual cities, the picture is somewhat brighter. Phoenix and Las Vegas prices are less than 10% above their 2000 levels, having been halved from their respective peaks. In those markets, house prices may truly be reaching a bottom, although the overhang of foreclosures after such a huge drop may make recovery slow. At the other extreme, Detroit housing is 30% cheaper than in 2000, a testimony to the awful economic environment there, with the bankruptcies of General Motors Corp. and Chrysler Group LLC.

Again, with the government bailouts of both companies, there may be something of a recovery in those local housing markets.

Probably the best prospects, however, are in Denver and Dallas, where prices are about 20% above their 2000 level, roughly in line with the increase in consumer prices during that same period. However, the local economies are strongly based on natural resources, particularly oil, whose price is triple its 2000 level. With prices in Dallas and Denver down only about 10% from their 2000 peaks, a true recovery in those cities may be near.

At the opposite extreme are the metropolitan “Big Three” of Los Angeles, New York and Washington, where prices are 61%, 71% and 74% above their 2000 levels, respectively.

Washington will be fine, of course: The Obama administration’s spending-and-legislation plans have attracted yet another huge influx of bureaucrats, lobbyists and lawyers, all of which will boost the housing market to new highs. With New York you have to worry about all the financial-services jobs being lost as a result of the worst financial crisis since the Great Depression.

From a nationwide standpoint, the most likely path for the housing market is for a modest recovery, with some later slippage as subsidies are removed. Housing is likely destined to once again become a highly regional market, as it always was prior to the 2001-2006 market boom, with the cycles in each market being very different.

What are the benefits of renting out your home if you can’t sell it?
There are many benefits, including the ability to ride out the market and potentially not lose money on a home. It generally isn’t in a homeowner’s best interest to sell at the bottom of a market—unless they have an unusual financial circumstance, such as immediate retirement or illness. Secondly, renting offers the ability to take a tax deduction if there is any rental loss. Moreover, renters have the ability to move back into the home. In other words, if you’re not sure that you will like Texas and want to move there, you can always move back to your Georgia home if you don’t like it.

When would it make the most sense for a homeowner who is unable to sell his home to rent it out?
If you are in the military, renting is a great option. Military personnel often have to move rapidly for deployment, but they cannot sell the home with 10 months’ inventory on the books for any reasonable price. Secondly, if you need to move quickly to take a job but don’t want to sell your home in a down market, renting is a great alternative. If your home isn’t worth what you owe, you might be able to modify the loan to change the principle balance and rent it out to ride out the market.
